Gas Safety Certificates (CP12)

A gas safety check confirms that your boiler, gas appliances, pipework, and flues are working safely and correctly. It's a legal requirement for landlords (known as a CP12 or Landlord Gas Safety Record), and we'd also recommend it for any homeowner who wants peace of mind that their gas appliances are safe.

Who needs one?
- Landlords - by law, a gas safety check must be carried out every 12 months on all gas appliances and flues in a rented property, with a copy given to tenants
- Homeowners - a standalone gas safety certificate isn't a legal requirement if you own and live in your home, but most boiler manufacturers require an annual service by a Gas Safe registered engineer to keep your warranty valid. It's also worth checking that your boiler's original installation was registered for building regulations.
